A leading private credit fund is seeking an experienced Portfolio Manager to oversee and actively manage a portfolio of large, complex real estate lending transactions

The Role

The role is focused on the ongoing management of loans up to $200 million, with a strong emphasis on asset-level oversight, risk management and hands-on engagement with borrowers and stakeholders.

This is a highly commercial role suited to someone who is comfortable operating in challenging and time-sensitive scenarios, has a deep understanding of real estate credit, and is willing to be on-site and close to the underlying assets.

Key Responsibilities

  • Manage a portfolio of senior and structured real estate loans with exposures of up to $200m

  • Oversee ongoing loan performance, covenant compliance, and risk management across the portfolio

  • Act as the primary point of contact for borrowers, sponsors, advisors and internal stakeholders

  • Review and assess PCG (Probable Cost to Complete) reports, QS reports, valuations and other third-party technical documentation

  • Conduct regular site visits and maintain a strong understanding of asset condition, construction progress and project risks

  • Proactively identify emerging risks and develop mitigation strategies, including restructures, waivers or enforcement strategies where required

  • Work closely with legal, credit and investment teams on amendments, consents, extensions and complex workout situations

  • Prepare internal reporting, portfolio reviews and investment committee papers

About You

  • Experience in real estate lending, private credit, commercial banking, or restructuring, ideally with exposure to large and complex property transactions

  • Strong understanding of real estate finance structures, construction lending and development risk

  • Hands-on experience reviewing and interpreting PCG reports, QS reports, valuations and feasibility studies

  • Comfortable managing challenging borrower situations and distressed or underperforming assets

  • Strong commercial judgement and ability to operate autonomously in a fast-moving environment

  • Excellent stakeholder management and communication skills

  • Tertiary qualifications in Finance, Property, Engineering, Business or a related discipline
